Sourcing residential or commercial developments and land with or without planning permission

Queen Anne’s Property has access to both on and off market development and land deals both in the UK and overseas. We have access to all the major house builders and a selection of mid-size and small Developers. We are able therefore to source land and development deals direct. We also have established contacts with independent agents which provide further access to property deals
We take into account the following main considerations before offering an investment: Pricing - acquisition price must allow us to achieve target financial return Location - carefully analyse the macro and micro location to ensure that we have a medium term exit strategy Planning Permission - diligently assess planning permission status on land and analyse the market to ensure the most suitable development
Queen Anne’s Property will approach the acquisition in three stages:
Initial Analysis
When a land or development has been sourced Queen Anne’s Property will review the seller’s information and provide an initial summary report of the investment including asset description and location, planning status, potential investment outlay, preliminary financial assessment and outline details of the acquisition process.
Due Diligence
If the concept of the investment is approved Queen Anne’s property will undertake more detailed analysis of the investment. This will include a site inspection, legal/title review, analysis of planning status and development potential, pricing analysis and identification of potential management issues and provision of exit strategy.
Acquisition Management
If the investment is accepted Queen Anne’s Property will negotiate the deal on your behalf according to pre-established parameters. We will manage the acquisition process and work with lawyers, accountants and other third parties to ensure the acquisition process is efficient. If bank finance is required we can source and negotiate the required finance
Land assets and developments acquired will need to be effectively and efficiently managed in order to maintain and increase value. Queen Anne’s Property can offer investors asset and fund management experience, financial analysis and modelling, a thorough understanding of residential and commercial land markets and developments and the planning system and access to our industry contacts.
Key elements of asset management include:
Managing Planning Status – reviewing planning status and construction commencement requirements. Renewing planning permission and managing design and access statements, obtaining necessary surveys and assessing the site for alternative higher value uses.
Negotiating Planning Commitments – reviewing planning permission obligations (Section 106 requirements, density, affordable housing quotas, road and infrastructure) and re-negotiating agreements in order to maximise site value
Maintaining site security and access
Potential to generate revenue – finding alternative ways to create cashflow (car parking, advertising etc)
